One Rincon Hill, developed by Urban West Associates and designed by SCB Architects of Chicago, will compris two soaring towers
surrounded by a neighborhood of 14 town home residences. The South Tower will be 55 stories tall and contain 368 luxury condominium units. The
South Tower is schgeduled to be completed in late 2007. The 327 unit North Tower will be 45 stories and will be completed in 2009. Units range from Junior
1-bedrooms in the 600 sq. ft. range to 3-bedroom suites at nearly 2,000 sq. ft.
This will be the most architecturally significant project in San Francisco since the 1960s. One Rincon Hill is being built
using special technology to ensure its safety in both high winds and earthquakes. One Rincon Hill will be the first building in the United
States to use a Liquid Tuned Mass Damper. The Damper will minimize building movement by countering such activity with a shift in water stored
in special holding tanks.
The units will all have floor to ceiling glass-wall windows lending to panoramic views of the Bay Bridge, South Bay, East Bay, Twin Peaks and
Financial District. Each unit has its own private, glass-railed balcony. These luxury condominiums will be appointed with
bamboo floors, cut-pile carpeting, stone countertops, Italian cabinetry, in-unit laundry and appliances by Bosch, Wolf and Sub Zero.
Building amenities include full service valet parking, high-speed passenger elevators, storage lockers, a bicycle storage room, landscaped
garden, full-size swimming pool, sundeck, spa, gourmet BBQ area and reflecting infinity pool. In addition, there is a club-quality fitness
center complete with steam rooms, showers, locker room and aerobics studio. You'll entertain your guests in the Hospitality Room with a
high-definition screening theatre and catering kitchen. One Rincon Hill services include a Concierge, 24 Hour Security/doorman, a receiving room
for packages and dry cleaning, on-site management and high-speed internet. New units are still available. Prices range from $690,000 for a
Junior 1-bedroom at approximately 600 square feet to 2.2 million for a 3-bedroom/3-bath unit with approximately 1,900 square feet of living space.
HOA dues average around $700 per unit.
